Residents have the option to purchase and install a second window air conditioner and then pay a fee for extra electricity used during the summer. You pay for water/sewer--the cost is percentage-based from a formula we are required to use by Prince George's County. We set up the account for you and the water billing company charges you a $10 set up fee that appears on your first bill.
You pay a non-refundable application fee of $50 for each occupant 18 or older. To hold the apartment you pay $300 - $600 refundable (call for details). If your application is approved, this becomes the refundable security deposit. Payment is by personal check, money order or certified/ cashier's check.
All leaseholders must bring a current government-issued PHOTO ID and a Social Security Card (or ITIN number). All occupants 18+ years must bring a current government-issued PHOTO ID. For income verification, all leaseholders must provide 2 most recent pay stubs and, if needed, proof of additional income (i.e. court-ordered child support). The total combined annual income for all leaseholders in an apartment must be at least 3X the annual rent (example: $1,000 monthly rent X 12 months = $12,000 X 3 = $36,000 minimum annual income). There is no maximum income limit.
We submit your application to a 3rd party independent credit evaluation service. They tell us if you are approved without conditions, approved with conditions or denied. If you are approved with conditions, you will have to pay a larger security deposit.
For the leaseholder(s), we verify your employment and rental history. We run credit and criminal background checks (via a 3rd party independent service). For the other adult occupants, we run criminal background check only.
There is a $100 one-time, non refundable amount ("additional rent" is the legal term required by Prince George's County). You must also pay a full month's rent. If you move in anytime after the 1st day of the month, we reduce your second month's rent by the amount you pre-paid when you moved in.

No problem! Bring your original job offer letter (on company letterhead) that states your name, start date & annual income. We'll then verify everything with your employer.
We don't accept dogs. We allow up to 2 cats per home with no deposit or monthly pet fee! Other pets--if it always lives in a cage, bowl or tank then generally we allow two per apartment (call for details). For fish, we allow 50 gal maximum tank size.

At the end of your lease we offer the ultimate in flexibility--your lease is extended month-to-month! You don't have to commit to staying or leaving. If you decide to move, Prince George's County, MD requires that you notify us in writing at least 30 days in advance.

We have ample unreserved spaces on our surface lots. There is also some public street parking nearby on Ager Rd. & Nicholson St. RESIDENTS parked in our lots must display a current community issued permit at all times. VISITORS may park anywhere on-site from 6:00 AM - 10:00 PM, after which they must display a current community issued permit or move their car to public parking on Nicholson St., Ager Rd. or another side street (local laws apply).
RESIDENTS: We issue one permit per leaseholder with a valid driver's license and a vehicle with current registration in the leaseholder's name. We issue up to one permit per studio apartment, two permits per one bedroom apartment and four permits per two bedroom apartment. VISITORS: Upon request, we issue one permanent visitor permit per apartment. The permit is issued only to a leaseholder, who is responsible for it during their residency at Kirkwood.
